Triangle has developed a substantial programme of planned maintenance and refurbishment works for all of its housing stock. Each component within any property is allocated a standard lifecycle and is surveyed regularly to assess its condition. We also take into account information held such as repeat callouts, tenant reports of faulty components or the knowledge and experience of our maintenance team.
Contractors for planned works are sourced from a select list of contractors who all meet rigorous quality standards. The select list is operated and maintained by Accord Maintenance Procurement Group in line with Public Procurement Regulations.
Works are always managed in a way that minimises disruption. Tenant and stakeholder consultation is commenced at the earliest opportunity and tenants will be offered choices of finish such as worktop colours, door finish and handle design. Unfortunately all refurbishment works cause some disruption to tenants therefore in some instances compensation is provided for disruption or redecoration.
Projects are usually grouped together by work type and location. For example kitchen replacements are usually carried out for the entire scheme rather than individually.
